So, you have decided to buy a house!  But where to start?  Contact me to walk you through the process.  In the meantime, you will have to gather the following information to get your mortgage in place:

Documents required:

• Drivers License
• Void Cheque
• Your Realtor and Solicitor’s contact information
• Accepted Offer, MLS Listing
• Strata documents (if the property is strata)
• Current mortgage statements for any existing mortgage or secured line of credits
• Current bank statement and/or investment statements showing net worth for the last 3 months
• Gift Letter (if down payment is gifted)

Income Verification Documents 

Employed Individuals:

• T4 Slips for the last 2 years
• Notice of Assessments (with confirmation of taxes paid) for the last 2 years
• 2 current Pay Slips
• Employment Letter (includes your job title, full time status, start date, overtime ad bonus abilities and wage. Employer signature required.) 

Self-Employed Individuals:

• Notice of Incorporation/Articles of Incorporation (if incorporated)
• Last 2 year T1 (Full) Income Tax Returns
• Notice of Assessments (with confirmation of taxes paid) for the last 2 years
• Business Financial Statements for the last 2 years
• Business Banking Statements for the last 12 months
